The apartment sits on the top floor with a terrace that runs along two sides of it. In the late afternoon the light comes in low across Hymettus and the whole place turns amber; by nine the city is a field of lights below the railing and it is properly quiet.

Inside is deliberately plain in the way expensive things sometimes are — pale limed oak, stone tile underfoot, white linen, and a circular forest print over the bed that guests keep asking about. The kitchen is a real kitchen. The shower has enough pressure to wake you up.

Is there a minimum stay?
The minimum stay is 1 night and the maximum is 30 nights. Get in touch if you want longer — we can usually arrange it.
What is the cancellation policy?
Free cancellation up to 2 days before check-in. After that, the first night is non-refundable. To cancel, reply to your confirmation email. Refunds go back to the card you paid with and take five to ten working days.

Are there booking or service fees?
No. Booking here comes straight to us, so there is no platform fee and no commission. The price you see is the price you pay, and it is the best rate we offer anywhere.
What is the climate resilience levy?
It is a per-night charge the Greek state applies to short-term rentals. It is €8 per night from April to the end of October and €2 from November to the end of March. A stay crossing that boundary is charged per night at each rate. It is shown as a separate line on your total rather than hidden inside the nightly rate.
How do I pay, and is it secure?
Payment is taken by Stripe. Your card details go straight to them and never touch this site — we never see or store them.
